3D modelling
Visualisation turns the project into something a non-technical audience can judge — a planning committee, a board, a buyer. We produce stills, animations and virtual walkthroughs directly from the BIM model, so what people are shown is the building that is actually being designed.
Visuals derived from the model, not rebuilt beside it
Most visualisation work is modelled separately from the design, which is why images so often drift from the project as it develops and why a design change means starting the image again. Because we work from the federated model, a change in the design flows through to the visuals rather than invalidating them.
It also removes a category of risk: the render cannot show a building that was never designed, because the geometry is the same geometry the design team is working in.
Planning submissions and marketing need different things
Verified-view photomontages for planning are a technical exercise: surveyed camera positions, matched focal lengths and a documented methodology, so the images stand up to scrutiny from a planning authority or at appeal.
Marketing and sales visuals are a different brief — atmosphere, materials, light, and the experience of moving through the space. We treat them as separate pieces of work with separate inputs, rather than trying to make one set of images serve both.
Visualisation work derived directly from the BIM model — no duplicate geometry, no late surprises. Perfect for An Bord Pleanála submissions, marketing collateral, sales suites and stakeholder engagement.

Frequently asked questions
- Can you produce verified views for a planning application?
- Yes. Bimco produces verified-view photomontages suitable for planning submissions, including An Bord Pleanála, using surveyed camera positions and a documented methodology.
- How long does a visualisation package take?
- Two to six weeks per scope for most packages, depending on the number of views, the level of material detail and how many rounds of options are needed.
- What do you need from us to start?
- A model or drawing set, a materials and finishes schedule, and an indication of the views you need. Where a federated BIM model already exists we can usually work directly from it.
- Can we get a VR or interactive walkthrough?
- Yes. Bimco produces VR-ready walkthroughs in Enscape and Twinmotion, which work well for stakeholder engagement and sales suites where people want to move through the space themselves.
- Do you handle material and finish options?
- Yes. Because the visuals come from the model, presenting several finish or façade options is usually a matter of re-rendering rather than remodelling.
