A 14-storey mixed-use development in Smithfield with 196 build-to-rent apartments above ground-floor retail. Bimco delivered a manufacturing-grade LOD 400 model used by the precast concrete supplier and the curtain wall fabricator.

Solibri rule-based checking caught dimensional inconsistencies between the structural grid and the precast panel layout — saving the project from two months of redesign during procurement. We held twice-weekly federation reviews throughout the construction documentation phase.

The model now lives in BIM 360 as the single source of truth for the operations team handling the 350+ tenant fit-out variations.
